How to Get Your Security Deposit Back in NYC
New York law protects renters, but a dirty apartment still hands your landlord an easy reason to deduct. Here is what to know before you move out.
The most a deposit can be
For most NYC rentals, a security deposit cannot be more than one month of rent.
To get your money back
After you move out, your landlord has 14 days to return the deposit with an itemized list of anything kept. Miss that deadline and they lose the right to keep any of it.
Ask for an inspection early
You can request an inspection one to two weeks before your lease ends. The landlord then lists any cleaning or repairs, and you get the chance to fix them first.

How much do move out cleaning services in NYC cost?
Move out cleaning starts from $170 for a studio or 1 bedroom with one bathroom, $180 for 2 bedrooms and $190 for 3 bedrooms. Each extra bathroom adds $40, and Premium adds $75 for apartments. Will a move out cleaning help me get my deposit back?
It is one of the best things you can do. In New York, most security deposits are capped at one month of rent, and landlords can only keep money for unpaid rent or damage beyond normal wear and tear. Leaving the home clean takes cleaning issues off the table. Damage itself is not something a cleaning can fix.
Should I book Standard or Premium for a move out?
We recommend Premium for most move outs. It adds detailed kitchen degreasing, deep bathroom detailing and the built up grime that shows once the furniture is gone. Standard works well if the home has been kept in good shape.
Do you clean inside the fridge, oven and cabinets?
Yes, as add ons. Inside the oven, an empty fridge and empty cabinets are $60 each, and inside closets are $80. These are some of the first places a landlord checks, so we recommend them for move outs.
Do I need to be home during the cleaning?
No. Most clients are not there. Leave a key with your doorman, super or a lockbox, or share a door code, and we will text you when the cleaning is done.
How far in advance should I book?
We suggest 1 to 2 weeks ahead, especially from May through September and at the end of each month. Same-day bookings are sent as a request, and our team calls you to confirm availability. The latest start time is 4 PM.
Should the home be empty?
Yes, ideally. Book your cleaning after the movers leave so we can reach every floor, closet and cabinet. If a few items are still there, just let us know.

Both. We clean apartments, condos, townhouses, brownstones and single-family homes across all five boroughs, plus Westchester, Long Island and New Jersey within about 60 miles of Manhattan.
How do I pay?
Payment is due when your cleaner arrives, with Zelle, Venmo, Cash App or cash. We do not take credit cards. You can change your booking for free with 48 hours notice, and changes with less notice have a $70 fee.
Do I need to empty and defrost the fridge?
Yes, please empty it and unplug it the night before so the freezer can defrost. Add the inside fridge cleaning for $60 and we will wipe down the shelves, drawers and seals.
Can you also clean my new apartment?
Yes. Many clients book a move out cleaning for the old place and a move in cleaning for the new one. Same flat prices, same trusted team, so both ends of your move are covered.
